b)  Pump is an 117v, 9 amp multi-stage submersible pump providing 60 liters per minute to users.

c)  Water pressure stays between 30 to 50 psi.

d)  Water tank has 80 gallon pull down.

e)  High water level 8 meters (25,120 liters), low water level during dry season 2 meters (6,280 liters).

f)    Water analysis available certifying potability of water.

g)  Water delivery pipes have a 1 inch diameter up to points of usage.

h)  A 6 channel computer controlled irrigation system is plumbed and ready for usage.

i)    Outside water faucets are available at all four corners of ranch house.

j)    Unfiltered water faucet is available at water services building.

k)  An irrigation canal is located on south boundary with full water rights available for irrigation of property or water for livestock.

 

Sewage:  A new anaerobic septic tank with 8,000 gallon surge capacity. Delivery lines are 4 inch PVC with 2 percent gradient for excellent drainage characteristics.

 

Note!   Well and septic tank are separated by more than 180 feet with zero chance of cross contamination.

 

Communication and internet:

 

Private satellite service is Hughes Net with internet access and voip telephone service ready to go. Satellite dish is located on Northeast corner of Ranch house. Monthly service charges do apply and are less than $100 usd. Dish, gateway, and all support equipment are property of owner (included with property). Technical services such as repairs and recalibration established with local company.

 

Miscellaneous:

 

Property contains two existing buildings.

 

1.      The Water Services building is 4 meters by 4 meters and contains all water filtering and pressure maintaining equipment. Floor system is tiled.

2.      The ranch house is 16 meters by 8 meters. 4 meters by 8 meters of it is a storage facility.

Pasturage for livestock:  Two areas are available with existing fencing.

 

On the south side is a 5700 square meter area fenced on the east and west and south sides with barbed wire. The barbed wire will have to be kept in maintenance because it is not new. The north side is fenced with new 7 foot cyclone fence. This area is roughly bowl shaped with a natural pond in its center during the rainy season. The natural pond can be supplemented with water from the irrigation canal if desirable. Non-developed natural grasses surround the pond.

 

The cyclone fenced area is approximately 16,000 square meters with developed grass sufficient for a small numbers of cattle. The irrigation canal can provide additional water during the dry season to keep grass abundant. The cyclone fenced area is basically flat with a gentle slope from north to south.
